Rental criteria

Fair housing

Juniper & Doors follows all federal, state, and local fair housing laws. We don’t discriminate based on race, color, religion, sex (including sexual orientation and gender identity), disability, familial status, national origin, or, where local law protects it, source of income.

Income

• Combined verifiable household income of at least [2.5]× the monthly rent.
• We count all lawful, verifiable income, including employment, self-employment, benefits, and housing assistance. For voucher holders, only the tenant’s portion of rent counts toward the ratio.
• If you are relocating, an offer letter on company letterhead is accepted.

Credit

• No minimum score. We review payment history, rental-related debt, and open bankruptcies.
• Unpaid balances owed to a previous landlord may require payment or an additional deposit.
• Medical debt and student loans are not held against you.

Rental history

• [12] months of verifiable rental history or homeownership, or a qualified co-signer.
• An eviction judgment in the last [X] years may result in denial.

Background

• We look at each case individually, considering the nature and age of the offense. We don’t apply blanket bans based on arrest records.
• Registered sex offender status and [placeholder offenses] may result in denial.

Occupancy

Generally two people per bedroom plus one, subject to local code.

Pets & animals

• Pet policy varies by home and is on each listing.
• Pet fees: [one-time fee] and/or [monthly pet rent], by listing.
• Assistance animals are not pets. No pet fees or pet rent apply. Documentation may be requested as allowed by law.

Fees & deposits

• Application fee: $45 per adult.
• Security deposit: listed on each home. Returned with an itemized statement within 21 days of move-out, per Idaho law.
