Renting out a home in Eagle
Eagle adds no renter ordinances of its own. What it adds is infrastructure that changes address by address, and one billing rule that can follow an owner to their property tax bill.
What that means in practice
- Sewer arrears attach to the property. An unpaid Eagle Sewer District balance can be certified to the county and collected with property taxes, so we watch resident sewer balances rather than discovering them at closing.
- Water depends on the address. Some homes are on City of Eagle Water, others on Veolia, and some are on a private well.
- Septic systems are still common outside the City service area. We schedule pumping rather than waiting for a resident to report a problem.
- HOA rental restrictions are common here and are read before a home is listed, not after an application arrives.

Eagle has no renter-protection ordinances of its own. Idaho law governs, and it is the same law in every city on this site.
What Idaho law sets
The same four things in every city we serve: deposits returned within 21 days with a written itemization, no cap on application fees or deposits, no source-of-income protection outside Boise, and federal fair housing throughout — which means an assistance animal is never charged a pet fee.
What we do anyway
A higher-rent home is exactly where an application fee tends to drift upward, because the market will bear it. We charge $45 per adult in Eagle, the same as every other city we serve, and publish the screening criteria before anyone pays it.

What does property management cost in Eagle?
The same as everywhere else we work: 8% of rent collected, $495 to place a resident, $495 one-time setup per home, and $0 to renew the same resident. Repairs are billed at vendor cost with no markup. See every fee.
Do you manage homes in an HOA?
Yes. We read the CC&Rs for rental restrictions, minimum lease terms, and tenant registration before the home goes on the market, and we handle the HOA correspondence after that.
Do you charge residents junk fees?
No. There is no resident benefit package, no convenience fee for paying online, and no monthly add-on. Residents pay rent, their own utilities, and whatever the lease says about pets.
How many homes do you manage in Eagle?
