Most Meridian rentals are newer homes inside an HOA. The lease is the easy part; the CC&Rs, the irrigation district, and the City’s rental paperwork are the work.
Renting out a home in Meridian
Meridian adds no renter ordinances of its own, so Idaho law sets the terms. What it does add is administration, and most of it lands before the first resident moves in.
What that means in practice
- We read the CC&Rs before listing: rental caps, minimum lease terms, tenant registration, and parking all vary by subdivision.
- Pressurized irrigation belongs to your HOA or district, not the City. We confirm who bills it and who is responsible for turning it on.
- The City’s Renters Addendum and Billing Directive get filed so the utility account stays attached to the property, not to a departing resident.
- Newer homes are still under builder warranty more often than owners expect. We check before paying a vendor.

What Idaho law sets
The same four things in every city we serve: deposits returned within 21 days with a written itemization, no cap on application fees or deposits, no source-of-income protection outside Boise, and federal fair housing throughout — which means an assistance animal is never charged a pet fee.
What we do anyway
Nothing on that list stops an owner from charging a $75 application fee in Meridian. We charge $45 per adult, publish our screening criteria before anyone applies, and return deposits with an itemization inside 21 days.

Yes. We read the CC&Rs for rental restrictions, minimum lease terms, and tenant registration before the home goes on the market, and we handle the HOA correspondence after that.
Do you charge residents junk fees?
No. There is no resident benefit package, no convenience fee for paying online, and no monthly add-on. Residents pay rent, their own utilities, and whatever the lease says about pets.
