Renting out a home in Kuna
Kuna is where a flat percentage matters most. On a $1,750 rent, a competitor’s 10% plus a monthly admin fee is real money against a thinner return, and it is the same work as a home in Eagle.
What that means in practice
- 8% of rent collected, and nothing monthly on top of it. No admin fee, no technology fee, no minimum per door.
- Repairs are billed at what the vendor charged, with no markup, and anything over $300 waits for your approval.
- One City account covers water, sewer, trash, and in many neighborhoods the pressurized irrigation, which makes a Kuna move-in simpler than a Boise one.
- Much of the housing stock is under fifteen years old, so we check builder and systems warranties before calling a vendor.

What Idaho law sets
The same four things in every city we serve: deposits returned within 21 days with a written itemization, no cap on application fees or deposits, no source-of-income protection outside Boise, and federal fair housing throughout — which means an assistance animal is never charged a pet fee.
What we do anyway
We charge $45 per adult in Kuna and publish the screening criteria before anyone pays it. On a home renting in the mid-$1,000s, an application fee is a real barrier, and charging several adults in one household adds up fast.

Yes. We read the CC&Rs for rental restrictions, minimum lease terms, and tenant registration before the home goes on the market, and we handle the HOA correspondence after that.
Do you charge residents junk fees?
No. There is no resident benefit package, no convenience fee for paying online, and no monthly add-on. Residents pay rent, their own utilities, and whatever the lease says about pets.
