How fast do I get my deposit back?
Within 21 days of move-out, with an itemized statement and photos for any deduction.
Give notice
Submit written notice in the portal at least [30] days before your move-out date, or as your lease requires.
Prep the home
Use the cleaning checklist below. We can also recommend cleaners.
Return keys
Return all keys, fobs, and remotes by [noon] on move-out day. Leave your forwarding address.
Get your deposit
We compare against your move-in report and return the deposit with itemization within 21 days.
Cleaning checklist
- Remove all belongings and trash
- Clean the inside of the fridge, oven, microwave, and dishwasher
- Wipe cabinets, counters, and baseboards
- Clean bathrooms, including tubs, toilets, and mirrors
- Vacuum and mop all floors
- Replace burned-out bulbs and the HVAC filter
- Patch small nail holes [or leave them. Decide on a policy]
- Mow and tidy the yard if your lease requires it
About your deposit
Idaho law requires us to return your deposit, or an itemized statement of deductions, within 21 days after you move out. Leases may extend this to 30 days.
Normal wear and tear is not deducted. Every deduction comes with before-and-after photos.
