What’s different in each city
Our fees don’t change by city. The local rules do, and so do the utility providers and the kind of homes we take on.
Boise
4 city ordinances
The only city here with renter protections of its own, which makes it the easiest one to get wrong from out of state. Housing runs from North End bungalows to Harris Ranch new builds, and even the water company changes street to street.
Meridian
Idaho law only
Newer homes, nearly all inside an HOA, where the CC&Rs and the irrigation district shape a tenancy more than the City does. We read the CC&Rs before your home is listed, not after a violation letter shows up.
Eagle
Idaho law only
Higher rents and longer vacancies, on infrastructure that changes address by address: City water or Veolia or a private well, sewer district or septic. An unpaid sewer balance here can land on your property tax bill.
Kuna
Idaho law only
Rents leave less headroom here than anywhere else on this list, so a flat 8% with no monthly add-ons keeps more of your return. One City bill covers water, sewer, trash, and usually irrigation.
Outside these four?
Ask. Garden City, Star, Nampa, and Caldwell are close enough that the answer depends on the address, not the city line. We would rather turn a home down than take one we can’t get to quickly.
