What you’d pay us in your first year
Starting with us costs more than most: $990 for setup and placing your first resident. After that, you pay 8% of the rent we collect, and $0 when a resident renews. Most local managers charge about $50 for a renewal.

Is this really every fee?
It covers everything you pay for management, leasing, setup, and repairs. A few charges only come up in specific situations, like a bounced payment, paper statements, or help with a court case. Those are spelled out in the management agreement, and we’ll send you a copy before you decide.
Why a percentage and not a flat monthly fee?
So our fee depends on rent actually coming in. If your home sits vacant, you pay no management fee for those months.
What does it cost to switch from another manager?
Setup is $495 per home when we take over. Before you switch, check how much notice your current agreement requires.
Are there discounts for multiple homes?
No. Every home gets the same rates, whether you have one or twenty.
